Construction

Selective demolition is a big aspect of the project to this point. With the existing structure in poor shape after many years of use, much of the building was not suitable for occupancy. However, the building’s historical status requires that the aesthetics of the exterior of the building remain intact. Therefore most of the original interior of the building has to be carefully demolished so that it does not disrupt the remainder of the structure. A large amount of excavation support is required due to the existing structure. In efforts to prevent undermining of existing footers and foundations, a variety of different supports have been used such as underpinning, lagging, tiebacks and rakers. Many support systems have been over designed to account for the unknown conditions about the original structure.

Electrical

Uline Arena will make use of a variety of different light fixtures. Some of these fixtures include recessed and surface mounted fluorescent lights, recessed and surface mounted round down fixtures, and wall mounted incandescent fixtures. The lighting and electrical system will run off a 4000A main distribution vault, running 480V power. This is a recent change to the system which had been designed to use 270V power up until this past summer. With Uline being on the edge of a residential zone, commercial power was not available during the original design phase. With new commercial power being available, the complicated switch was made to use the more efficient 480V system.

E

Mechanical

The mechanical system chosen is a water source heat pump with VAV boxes. Mechanical rooms are located on the second, third, and fourth floors with the units located in the rooftop penthouse. Due to the unknown future tenants in much of the space, self-contained units must be installed until the space is leased and the mechanical requirements are known.

M

Structural

Utilizing reusable forms, cast in place concrete is being poured to replace the previous unstable structure of the building. Crane and bucket placement is the method of choice due to tight space restrictions in many areas on the site. Careful engineering has been used to connect existing and new structural elements together and avoid collapse of the historical façade. A mix of pretensioned, posttensioned, and plain rebar will be used to maintain the structural integrity of the complex thin shell arena roof structure.

S

Fire Protection

The fire proection system will utilize a standarnd alarm and flasher system with a sprinkler system for fire suppression.
